01 / The transition

This is rarely one property decision.

For many clients, this is one of the largest and most important decisions of their lives.

Beneath the practical questions often sits a very real fear of getting this wrong—selling too early or too late, buying the wrong property, committing too much capital, compromising future security or making decisions that are difficult to reverse.

Working with Encore gives clients greater clarity and confidence to move forward, knowing the available scenarios have been explored, assumptions have been tested, risks and trade-offs have been discussed at length, and the people involved understand the direction.

What may have felt overwhelming or difficult to hold in your mind is converted into a tailored written plan and strategy—a clear record of what has been considered, what has been decided and what needs to happen next.

02 / When clients engage Encore

Different circumstances. One significant transition.

Clients do not need to have decided to move before speaking with Encore. These are some of the situations in which independent advice can be most valuable.

01

Considering the future

You are considering the move early

There is no immediate pressure to leave, but you want to explore the next stage while you remain active, independent and fully in control of the decision.

You are uncertain what the next stage should look like

You know circumstances will change, but where you should live, how you want to live and what should happen first remain unclear.

Retirement has changed the conversation

Retirement—or the approach to it—has prompted questions about whether the family home, financial structure and current lifestyle remain appropriate for the years ahead.

02

Leaving the family home

The family home no longer fits

The property still holds enormous meaning, but its scale, upkeep or unused space no longer reflects the way you live day to day.

You are not emotionally ready to leave the family home

You may understand the practical reasons for moving, but that does not mean you feel emotionally ready to leave. The home may represent decades of family life, memories, identity and achievement.

Health or accessibility needs are changing

Stairs, maintenance or emerging health considerations are raising questions about whether the current home will remain suitable in the years ahead.

03

Funding and protecting the next stage

You are uncertain how the next stage will be funded

You may hold substantial wealth in the family home but remain uncertain about future income, retirement spending, travel, healthcare, supporting family and maintaining financial independence.

You want to protect what you have built

Before releasing or reallocating significant wealth, you want to preserve flexibility and ensure decisions made today do not compromise your security later.

Family wealth and estate planning are entering the conversation

The transition may raise questions about inheritance, support for children, fairness between family members, protecting a surviving spouse and whether existing estate-planning arrangements remain appropriate.

04

Family and changing circumstances

The family sees the decision differently

Partners or adult children may have different views about the home, the use of family wealth, the timing of a move or what should happen next.

A spouse can no longer share the decision

Illness or the loss of a partner has shifted significant responsibility to one person at a time when the choices can feel especially complex and overwhelming.

Family and grandchildren are elsewhere

Moving closer to family may be under consideration, but the effect on independence, community, property choice and future flexibility requires careful thought.

There is plenty of advice—but no single direction

Agents, bankers, accountants, financial advisers and solicitors may each be involved, yet no one is responsible for bringing the transition together as one coherent plan.

03 / The Strategy Intensive™

Make the decision before making the move.

A private, structured three-to-four-hour advisory engagement, followed by a tailored written plan and strategy for your transition.

Many established homeowners enter the market without first defining financial comfort, lifestyle direction or the order in which decisions should unfold. Once a home is listed or an offer is made, momentum and external pressure can quickly begin driving the process.

The Strategy Intensive™ slows that process down. It creates the space and structure to examine the complete transition, test the assumptions beneath it and establish clear boundaries before commitment.

Ideally, it takes place before the family home is listed or an offer is made on the next residence.

What we establish

The framework provides discipline. The advisory conversation is shaped entirely around your circumstances, capital position and intentions for the next stage of life.

01

Financial position & comfort levels

We examine your financial position today and how it may need to support the years ahead. This includes likely sale outcomes, assets and liabilities, future income requirements, retirement spending, retained liquidity, healthcare, travel, family support and the amount you may be comfortable allocating to the next residence. Different scenarios reveal how the property decision could affect future flexibility and financial comfort.

02

Lifestyle & future direction

We explore what the current home represents, what you may be ready—or not emotionally ready—to leave behind, and how you want the next chapter to work. The decision is considered against the next 15–20 years, including independence, accessibility, family connection, travel, community, changing health needs and the suitability of the next residence over time.

03

Risk, timing & sequencing

We establish the risk profile surrounding your transition and test how different sale, purchase, funding and timing scenarios could affect your retirement position, retained capital and ultimate financial outcome. The purpose is to identify risks and trade-offs before they become difficult or expensive to reverse, while ensuring matters affecting family wealth, estate planning or legacy are considered with the appropriate specialists.

04

Property parameters

Once the financial and lifestyle foundations are clear, we define purchase boundaries, retained liquidity, structural priorities, location considerations and long-term suitability for the next residence.

05

Decision structure & next steps

Encore applies a structured decision architecture—identifying the decisions to be made, the order in which they should be addressed, the information required and the people who need to be involved. The advisory discussion is converted into a clear execution pathway showing what has been resolved, what remains outstanding and the actions required before the transaction proceeds.

Bringing the family into the conversation

Support for a shared understanding.

Where appropriate, adult children can participate in part of the Strategy Intensive™ or the broader advisory process.

This can be helpful when family members want reassurance that Mum and Dad’s future has been carefully considered, when different perspectives need to be understood, or when one surviving parent is carrying the responsibility for significant decisions alone.

Encore remains focused on the client’s wishes and independence while helping the family understand the proposed direction. Adult children are included where the client wants their involvement and where it will support a more considered transition.

What you receive

If you already have trusted advisers, Encore works closely with them. We do not replace your financial adviser, accountant, solicitor, estate-planning lawyer, lender or property specialists. Our role is to help ensure their advice is considered together and applied within the context of the complete transition. Where specialist support is not already in place, Encore can help identify the type of professional expertise that may be required.

04 / Encore’s role

Independent of the transaction.

Encore is an advisory-only firm. We do not sell property, act as a buyer’s agent or vendor representative, or replace your legal, tax, financial or property specialists. Our role is to help you understand the complete transition, make informed choices and coordinate the path forward with the appropriate professionals.

05 / How it works

A defined advisory process.

01

Initial conversation

We establish your circumstances, what has prompted the transition and whether Encore is the appropriate advisory fit.

02

Preparation

Relevant information is gathered so the advisory session can focus on the decisions that matter.

03

Strategy Intensive™

We examine the issues, choices and dependencies shaping the transition as one connected decision.

04

Tailored plan and strategy

You receive a tailored 10–15 page written plan and strategy setting out the recommended direction, matters to resolve and practical next steps.

Begin with the complete transition—not the transaction.
